PIPELINE OVERVIEW
Namexus Holdings is actively evaluating and acquiring development sites across three primary target areas in Dubai, each selected for their strong demographic demand, transport connectivity, and alignment with our investment thesis.
Our pipeline is not opportunistic. Every site we evaluate must meet a rigorous set of criteria before we commit capital. This discipline is fundamental to our model — it ensures that every development we undertake has a clear demand case, a viable build economics profile, and a defined path to stable, long-term rental income.
As the portfolio grows, we will expand our site selection to additional high-demand areas across Dubai, and ultimately to select international markets where structural housing demand and supply imbalances create similarly compelling investment cases.
TARGET LOCATIONS
Dubai South is a major master-planned city centred on Al Maktoum International Airport, built to house 1M residents and drive long-term housing demand.
Jumeirah Village Circle is a popular, centrally located community with strong rental demand, affordability, and established infrastructure.
Jebel Ali is a major port and free zone hub with a large workforce, driving consistent demand for affordable housing.

High concentration of target income cohort (AED 5,000–15,000/month).
Minimum 20% margin on GDV at point of acquisition.
Zoning confirmed or low-risk change required.
Fixed-price contracts achievable with experienced local contractors.
Our initial pipeline focuses on three core Dubai locations. As capital is deployed and the portfolio matures, we will expand into additional high-demand areas across the emirate, and ultimately into select international markets where our investment thesis applies with equal force.
